Literally, all the stars! The Rules of Dating My One Night Stand (The Law of Opposites Attract #3) is my favorite book in the The Law of Opposites Attract series. I didn't think Vi and Penelope could top my love for the first two books in this series, but Owen is everything. ViPen (Vi and Penelope deserve their own hashtag/nickname) had me laughing, swooning, and then PLOT TWIST. Whoa, I was literally holding my breath when I hit a wicked plot twist around Chapter 25. I didn't expect the kick in the feels and my blood pressure to skyrocket. Please do not let anyone spoil this book for you. I've said this before, and I'll repeat it: Vi and Penelope make it impossible not to fall in love with their characters and their co-authored books. The Rules of Dating My One Night Stand is on my Best of 2023 list.

This series has been interesting, but it lacks something I can't put my finger on when comparing it to other Romance series. The stories were interesting and the characters had lessons that all of us could learn from, BUT they were not complex enough and there were moments when the reading became boring.
The Rules of Dating My One-Night Stand is the third volume from this series and it had Owen as the male leader, the hero I was least interested in, because I considered him a workaholic and couldn't connect with him very well.
Well, things can change and in the world of Romance, the story can get from boring to intense in a couple of seconds. Owen was one of the most incredible heroes I've met lately and this 3.5 rating is only because of HIM because he was sweet, loving, generous, and amazing.
Let me explain myself - Owen has a one-night stand with Devyn, but after it, she leaves him. Owen remains very impacted by her and by the night they shared, but he doesn't know how to find Devyn, therefore he is left with only the memories of that night. By coincidence, Devyn's teen brothers live in the same building as Owen, and shortly after he finds that out, Owen begins to pursue Devyn, feeling something more than just attraction. Their story continues OK until some things unexpectedly change and chaos enters the building.
I didn't like Devyn at all and it's rare that I don't connect with a heroine at any level. I didn't connect with her mom's issues and with the story, with the relationship with her brothers and I mostly didn't connect with her relationship and behavior towards Owen. Her insecurities and hesitations were painful to me and I couldn't understand why Owen was still with her and why is he insisting so much, in order to receive nothing... He was so understanding and kind and was willing to do SO MUCH for her, only to not receive responses and be put every time in second place. It was something that I just couldn't shake and unfortunately, this is my final rating. :(
The latest standalone written by the duo Ward and Keeland was slow on the upstart and a middle of the road read for me. But as the story moved forward and the pacing picked up, I found myself becoming more involved in the characters and their story.
A one-night stand between two strangers with no last names exchanged, Owen, a real estate agent and Devyn, a casting agent from Los Angeles who is in town due to some family troubles, turns into much more when shortly thereafter they discover that he’s one of the owners of the apartment building where she’s currently living and caring for her two younger siblings after their neglectful mother has taken off with another of her hook-ups.
Told from dual first-person points of view, the plot is lively and fast-paced. It leans towards a bit of a love triangle situation with plenty of graphically detailed sexual encounters between only Devyn and Owen -- thankfully the third party isn't included. Add into the mix some key lime pie porn (yes, you read that correctly) and a shocking and totally unexpected discovery and you’ve got yourself one heck of a wild ride.
Of course, the friendship between Owen, Colby, Holden and Brayden continues to play a part in this installment as well. But this book can be read as a standalone because any connecting information from the previous two books is provided where necessary.

Owen isn't used to women not chasing after him, but that's exactly what happened after the best time of his life. He wanted a lot more from Devyn, but she jetted immediately. Ouch... it's much later, and she's still rent-free in his head when he finally comes face to face with her. Too bad she doesn't seem anymore inclined to be around him than she was when she left before. But now that Owen knows where she is, he's going to keep showing up, keeping being there for her. He'll prove to her that he's the one that will stick around forever, even after a huge bump appears in front of them.
Devyn has loads of issues - commitment issues, abandonment issues, just issues, thanks to the bad example her mother has set for her and her siblings. So when a sweet, delicious man comes along and appears to be sticking around, she's running scared. What will it take for Owen to prove to her to show her that they can have something beautiful? She needs to do her part, too, though, and that might be where they fall apart if she can't get out of her head.
I love this couple. They have to go through so much to get their happiness, weather some upsets and twists, deal with her baggage, her siblings and mother, and through it all you could just feel how hard they were falling for each other, even if she was completely loathe to voice what she was feeling. Owen is the biggest sweetheart. I enjoy books by this duo (including these), but this series is just okay for me. The characters seem to have less depth than previous characters, both from co-written series and individual series. They’re worth the read, I just don’t love these the way that I wish I did.
Now, I'm very impatiently waiting for Brayden's story!

What a cracking read. Penelope Ward and Vi Keeland have delivered another fabulous story with characters who you cannot help but fall for. From the first paragraph, the authors wove a story that I couldn’t put down.
There is something about Vi Keeland and Penelope Ward’s style of writing and the stories they weave that draws you in and soon has you ignoring everything and everyone around you.
Devyn and Owen from the moment they met the sparks flew and it was entertaining to watch as their relationship progressed.
I loved the camaraderie between Owen and his friends, it added an additional layer to the story.
This was a passionate, witty, well written story with characters who are engaging and there is nothing I didn’t love.

Who knew? Who knew that the big, busy grump of the friend group in Penelope Ward and Vi Keeland’s series, The Law of Opposites Attract, would have the biggest heart of his friend group? In the series' first two books, we learn that Owen, the MMC of their newest story, The Rules of Dating: My One-Night Stand, works A LOT. To be a successful real estate mogul would require it. We also see him as the voice of reason, sometimes the “stick in the mud”. However, in their newest story, Owen is a good guy who falls instantly for Devyn, a woman he meets in a bar. When she ghosts him after their one-night stand, he believes he won’t ever see her again until he finds her in an apartment in his apartment building. He is drawn to her, and she is drawn to him too. However, her life is complicated.
What sets Owen apart from his friends is his instantaneous commitment to wooing and winning Devyn’s heart. To date, he is the swooniest of Keeland and Ward’s MMCs in this series. The traits of tenacity and perseverance emphasized through his work ethic become the main reason why Devyn falls for him despite a list of complications. Keeland and Ward draw this couple so well in The Rules of Dating: My One-Night Stand that you cheer them on through the entirety of this book.
What’s compelling about Ward and Keeland’s stories is their second, sometimes third-act plot disruption. It happens in all of their books. Given the predominance of it in their stories, one would think this might cause their readers to grow bored of their storytelling. However, the plot disruption is usually something you don’t expect. In this newest book, you might think it’s the surprise baby plot device. But it isn’t. It’s something I didn’t expect, and it added emotional gravity to Ward and Keeland’s romance. I find their ability to create these moments in their stories compelling and one reason I adore their romances. The Rules of Dating: My One-Night Stand is another example of Ward and Keeland’s genius at crafting spicy, ingenious, and compelling romances.
This is such a great series with such wonderful characters, but I have to admit there is a part of Owen & Devyn’s story that I absolutely hated. That may be too strong of a word to use, but my heart was in my throat for a good majority of the story waiting for the outcome. I know I am being vague, but this is a huge part of the whole storyline and I don’t want to give it away. I also know the way I reacted to this is very much a “me” problem and nothing to do with the writing and book in general. Now after saying all that, Owen is hands down my favorite character in this book. I’ll go so far as to say he’s one of the best characters I’ve read this year. It’s probably the whole reason for my overreaction because he is just that special. I didn’t want to read that he was hurting, that he was unsure and uncomfortable. But that does happen, but it totally makes this book all the more incredible when he finally (spoiler alert) gets his HEA.
The third book in The Law of Opposites Attract series, this is Owen’s book, a fun, sweet, sexy and surprising romance when a couple unexpectedly fall for each other after a one-night stand.
Owen is one of five best friends that grew up together. When one tragically died, the remaining four took the inheritance he left them and bought an apartment building in New York which they live in and manage together. But he gets the shock of his life when he’s about to evict one of his tenants, only to discover Devyn, the woman with who he shared a blistering one night stand with.
Devyn is from LA and is in New York temporarily to look after her younger siblings (previously known as “Frick and Frack”, two trouble-causing teens who have wreaked havoc on the building in previous books). Their mother has taken off and they don’t know where she is or when she’s returning, so Devyn has stepped in to care for the kids until they can track her down. She’s frazzled by the situation, and dealing with a tricky break up back home, and she spent one night out on her own to blow off some steam. How awkward that the man who rocked her world is her new landlord.
It's a fun set-up, and being the good guy that he is, Owen steps in to help Devyn with her situation. Though they’re both admittedly attracted to each other, Devyn is not in a position to start a relationship, so they agree to be friends, but Owen is with Devyn every step of the way as she tries to find her mother while wrangling her siblings. It’s entertaining, and Owen stole my heart with his dedication to be there for Devyn.
The chemistry is there from the very beginning, and the more time they spend together, they grow closer and closer, and the sexual tension builds until they can’t resist anymore. They agree to a no-strings friends-with-benefits arrangement which is hot and steamy, and just the beginning for them, because despite their best intentions, they’re falling wildly for each other.
There are a number of twists in Owen and Devyn’s story, and I was hooked as it all played out. I was right there with both of them as they deal with the challenges of their complex situation, and felt so much for them. Through it all, Owen is a dream, holding nothing back from Devyn, letting her know how he feels and committing himself completely, and I fell so hard for him!
Characters from the previous books all appear, and I loved watching them all rally around to support both Owen and Devyn as they figure everything out. The dynamics between the group are gorgeous – lots of teasing and banter between the boys, and the girls are fabulously fun and supportive.
It's a gorgeous story, and I loved watching Owen and Devyn get their HEA.
Keď som sa púšťala do tejto série nečakala som, že ma bude každá časť, tak baviť. Sériu rozhodne radím medzi to najlepšie, čo od autoriek vyšlo.
Konečne som sa dočkala Owenovho príbehu. Slušný kravaťák, ktorý tiež nájde svoju vyvolenú. Hneď od začiatku sa mi páčilo ich zoznámenie v podstate ich “vzťah na jednu noc”. Áno, pre niekoho stará známa zápletka, ale tu to autorky skvelo poňali. Keď zistí Owen, kto v skutočnosti je Devlyn, čo všetko má spoločné s deťmi z bytu číslo 410, tak nastne veľká hra náhod či osudu.
Owen patrí medzi mužské postavy, ktorými som ja vždy očarená, slušňák s dobrým srdcom a veľkou láskou vo vnútri. Páčilo sa mi, ako aj napriek rôznym prekážkam, bojoval o Devlyn a chcel ju získať. Devyln vniesla do príbehu správnu iskru. Chápala som, prečo mala voči sebe pochybnosti, keďže jej matka Vera mnoho vecí v jej živote zbabrala. Ale zároveň tu je krásne zobrazené, že Devlyn je úplne iná ako jej matka… a to, ako sa starala Devlyn o svojich blízkych bolo neskutočné.
Veľkú zápletku v milostnom trojuhoniku som očakávala. Nie som veľký fanúšik milostných trojuholníkov, ale toto bol troška iný trojuholník. Za mňa to bola skvelá záplatka, všetko som prežívala s Devlyn a veľakrát som chcela Owena objať, pretože on so svojou trpezlivosťou, vytrvalosťou a láskou bol neskutočný. Owen a Devlyn spolu čosi krásne, ja som ich od začiatku po koniec žrala.
Už teraz sa teším na poslednú časť, pretože vekový rozdiel, to už áno.
Nie jest to moje pierwsze spotkanie ani z autorkami, ani serią, ani bohaterami, ale mam wrażenie, że jakość każdej z hstorii spada z tomu na tom. Tak jak historia Billie i Colby'ego była świetna, w 2 tomie coś mi nie pasowało, to teraz... sama nie wiem, co myśleć.
Z jednej strony nie mogłam doczekać historii Owena, ponieważ od początku był kreowany na zmęczonego życiem, zblazowanego mężczyznę, którego nic nie ekscytuje. Później w drugim tomie strasznie mnie wkurzał swoim osądzaniem, a tutaj miałam wrażenie, żeby wcześniejsze książki się nie wydarzyły. Trochę słabo wyszła ta niekonsekwencja.
Devyn jest postacią stworzoną z zamysłem dziewczyny z trudną przeszłością, z którą świetnie sobie poradziła, stanęła na nogi, itp. Pomysł dobry, wykonanie gorsze, ponieważ w gruncie rzeczy była ona po prostu słabo wykreowana. Nie przemówiła do mnie jej postać, nic a nic.
Miał to być romans, ale właściwie jest go bardzo mało. Do połowy relacja głównych bohaterów rozwija się w ślimaczym tempie, a później też nie za wiele się dzieje. Brakuje zdecydowanie chemii, namiętności i dobrego romantyzmu między bohaterami. I muszę przyznać, że chociaż mamy tutaj całkiem niezły wątek found family, to te żenujące i nienaturalne dialogi aż biją po oczach i odbierają przyjemność z lektury. Bo to właśnie tak jest, że nowo poznanej osobie opowiadasz całe swoje życie, uznajesz kogoś za najlepszą przyjaciółkę/najlepszego przyjaciela. Do tego "przemowa" Devyn z prośbą o przyjęcie do rodziny... chociaż wtedy zostało mi dosłownie kilka stron, to chciałam już sobie odpuścić...
Nie wiem, jak mam ją oceniać. W skali punktowej jest to mocne 3/5, po prostu średniak, który szybko się czytało. Niestety sama historia nie powala w papryczkowej skali, moralizatorskiej ani nawet sama w sobie. Fajnie było wrócić do tej serii, jeszcze raz zawitać w progi tej kamienicy w Nowym Jorku, ale nie wiem, czy sobie jej już nie odpuszczę... Chyba "Nie pasujemy do siebie".
The third Rules of Dating book features Owen, along with the supporting group of friends who all live in the same NYC apartment building. In the earlier books, Owen is portrayed as a somewhat uptight workaholic businessman. Ward and Keeland really develop him into a truly engaging and lovable character.
This book doesn't really fit with any one romance trope - there are elements of enemies to lovers, love triangle, anonymous one night stand and single mom, but Owen's and Devyn's story follows its own path. (I very much liked that there was no unnecessary third act breakup. )
Devyn has moved across the country to the building in NYC to care for her stepbrother and stepsister after their mother disappears. Her teenage siblings are acting out and creating lots of trouble that Owen, her landlord, needs to handle.
While there is instantaneous attraction and chemistry, I really liked how the authors did not turn this into instalove. Instead, Owen proves himself to Devyn by helping her with parenting her siblings and searching for her mother. He really shows himself as loyal and supportive. Best book boyfriend ever!
A flirty contemporary romance with a bit of a love triangle and heaps of conflicted feelings, THE RULES OF DATING MY ONE-NIGHT STAND is classic Penelope Ward & Vi Keeland all the way.
I’m probably not alone when I say that I love it when the hero falls in love first in a romance. Especially the way Vi Keeland & Penelope Ward wrote Owen’s portion of THE RULES OF DATING MY ONE-NIGHT STAND. From the moment he set eyes on Devyn, he was a goner–particularly after their meet cute and one blissful night together. Thought I knew what I was reading but you can never fully trust TikTok persuading you with excerpts. It was fine until BAM surprise pregnancy trope and love triangle thingy It all kinda felt forced. Character didn’t really seem to have chemistry I didn’t DNF just because I was curious if it would play out like I imagined it would and it did exactly that Oh well

The Rules of Dating My One Night Stand is the 3rd book in The Law of Opposites Attract series. I am loving this series and I loved this one! They just keep getting better and better. Vi and Penelope sure know how to deliver a great book!
Owen and Devyn meet in a bar when Devyn leaves her phone in the men’s restroom and Owen finds and and returns it to her. They get to talking and they have a great night together! Owens thinks he will never seen Devyn again until he knocks on one of the doors of the apartment complex he jointly owns with all of his friends and guess who is standing there… Devyn..
The relationship between Owen and Devyn is great, and seeing them grow and go through so many obstacles and overcome so many different things that was going on in their lives really made you feel like you knew the characters.
The big twist really kept me on my toes and I needed to know how this was going to end. And thankfully Vi and Penelope really pulled everything together at the end. Loved this book and this series!!
Penelope Ward and Vi Keeland have done it again! I absolutely adored this book that pulled on my heartstrings in all the right ways. The found family theme is becoming a new favorite of mine and I loved how everyone accepted Devyn and her siblings without a second thought. I did have a feeling where the book was headed and even though I’m not a fan of that particular trope, I was SO invested and happy with the way it worked out in the end. As a reader of both Ward and Keeland separately I’m constantly amazed at how flawless their cowritten books have remained over the years.
Owen und Devyn haben einen One-Night-Stand, aber dann stehen sie sich plötzlich in seinem Mehrfamilienhaus gegenüber, denn Devyn passt vorübergehend auf ihre Geschwister auf, weil ihre Mutter mal wieder verschwunden ist.
Ich fand die Geschichte von Owen und Devyn sehr unterhaltsam. Ich mochte die beiden sehr gerne zusammen und beide sind jeweils sehr sympathische Charaktere. Die beiden haben wirklich gut zusammengepasst und ich habe mich von ihrer Geschichte sehr gut unterhalten gefühlt.
Die Handlung beinhaltet zwar einen Trope, den ich nicht so sehr feiere, aber ich mochte die Geschichte trotzdem sehr gerne.
Das Setting rund um das Haus und auch rund um Devyns Familiensituation hat mir sehr gut gefallen. Ebenso trifft man viele bekannte Gesichter wieder.
Ich bin schon sehr gespannt auf den nächsten Teil.

This series just continues to get better and better. I loved everything about this book with Owen and Devyn. Those two definitely have a very memorable first meeting, they have a story that is charming and sweet and emotional. But more than that they have a connection that just won’t quit, and I truly could not get enough of the two of them going from a one night stand to something much much more.
This series just continues to show that someone who is seemingly opposite from you can give you everything You never even knew you needed. This book was charming, it was spicy, it was heartfelt and emotional, and it just had so much with these characters. They were two people and two very different worlds, who found their way to each other in a very memorable way. They can’t stop thinking about each other, they can’t stop wanting everything with one another, and they can’t help but hope that luck and fate will be on their side.
I loved everything about the story I got with these two. I loved that they couldn’t stop thinking about each other. I loved that they made each other want things they were not prepared to feel. I loved that their story was a little crazy and it threw them for a loop with what they had to figure out and face together. I loved that this book was very much about the two of them, realizing that there was something between them that they wanted to explore and experience. I loved that this book was very much about the two of them taking a chance, and realizing that they could be together, no matter the circumstances. I loved the heart of the characters, I loved the honesty, they shared, and I just loved the two of them. I was invested in them, and their love story, I found them both to be so incredible, and I just loved getting to see them be together.
Penelope Ward and Vi Keeland do a fantastic job of just infusing so much life and vibrancy into every bit of this book. It was fun and spicy and memorable and I truly cannot say enough how much I love this world. This series is one of my new favorites, and these characters continue to deliver, heartfelt and sweet and spicy love stories, that I can’t get enough of. The charm of this friend group, the way they continue to show up for one another, and the way That they’re all connected through what they’ve been through is truly the best. I love every chance I can get with these characters, and I cannot wait for more! This series definitely is one of my favorites, and it shows that someone who is seemingly opposite than you might just be exactly what you need. I have thoroughly enjoyed getting to see all of these characters find their match and it has truly been the best.
Owen and Devyn definitely take you on a wild ride in this book. But let me tell you now that your heart will be in it with them. You will be invested in them and what they’re sharing. You will want them to get that happily ever after. But more than that, you will just love what they give one another. She shows him that it’s OK to be a little crazy and wild sometimes. He shows her that he is going to be there no matter what. Together they show each other that anything is possible together and I just love it. I love it so much and I love them And I absolutely cannot get enough of what they shared together in this book. It was perfection.
I can’t recommend this book or series enough. It’s well written, it’s charming and engaging, and it’s consuming in every way. Trust me when I say, you will not be able to get enough of these two and everything they give you. This entire series is fantastic and you will love it. I promise you that.
You can never go wrong with a book written by Penelope Ward and Vi Keeland.
Owen and Devyn spent one night together, but when Owen woke up she was gone. Owen has never found anybody who interested him or who he felt drawn to. Then he finds her and she doesn’t appear to feel the same way.
Devyn is in town temporarily to care for her step-siblings after her mother disappears. Devyn just needed a break from everything. She winds up in a bar and one-night stands are not common for her, so when she wakes the next morning she leaves while he is asleep.
Owen has always been my favorite of the group. When he is sent to respond to a noise complaint at room 410, he is shocked to see who opens the door. Devyn continues to push Owen away, because she doesn’t want to drag him into her family mess.
I loved Owen and Devyn together. Their banter, their flirting, their chemistry, and their slow build relationship. It was amazing to watch.
This is another must read by Penelope Ward and Vi Keeland. This is my favorite couple and book of this series.
This story shows very well that one random moment can help you find a soul mate, as Devon and Owen found each other in what they thought would be a one-night stand 💥.
Their relationship developed steadily, as they opened up to each other and shared their revelations. The book touches on the topic of parenting and raising children, as well as healthy relationships.
There are not so many 18+ scenes, which is not necessary, because the story is very sweet and interesting 😊
