Kyle Stafford has a crush.

He’s his own boss and answers to no one…except his sister, who he’s hired to help out with his highly successful food truck business. But he’s drowning in paperwork he doesn’t understand, and while he should be focusing on that, all he can think about is the attractive man who just moved into his building. When Kyle finally gets an opportunity to introduce himself, he fails miserably and is rebuffed in a spectacular fashion. But Kyle is persistent and won't be so easily dissuaded.

Kyle struggles to find an in with his hot neighbor, until one night, thanks to a package with a familiar return address, Kyle discovers that they have a lot in common than he thought...

Alex Holloway is starting over.

When most twenty-one-year-olds were club hopping and graduating from college, Alex Holloway was filing for divorce and dropping out. Freshly relocated to a new city, his ego is bruised and his emotions damaged, but Alex is determined to be happy. To be himself. His best friend urges him to go out and meet someone, anyone… anyone except the neighbor who comes on too strong, steals Alex's mail and bakes him cookies.
Kyle is everything Alex has ever wanted. Strong, smart, capable, caring, and kinky as hell. But is a mutual appreciation for silk and lace worth another heartbreak?

The next time I complain about a book not having enough steam, point me to this review.

It turns out too much sex is a thing.

The MCs jerked off or had sex in Every. Single. Chapter.

The sex was kinky, as both guys have a frilly panty fetish, and hot, but by 60 percent, I started skipping the steamy scenes.

ME.

Skipping sexy scenes.

What is the world coming to?

It's just that the sex took over everything else. I wanted to know more about these guys, wanted to see them interact outside the bedroom.

The relationship development wasn't entirely MIA (although the story is all insta lust and love). There was some conflict and surface plot. But I felt like the relationship happened in a vacuum, with no real character growth.

Kyle's sister Tina was around, as was Alex's friend Willow (that friendship felt like a plot device to me), but the book took place on a metaphorical stage with limited cast and scenery.

DNF at 45% I usually like books with a panty fetish. But this is getting very obnoxious. There was almost no storyline, just about sex. (very boring bad sex) ~sorry ~

DNF.

Sorry, I'm DNFing this. 19% and the word "hard" has been used 22 times- 20 of which are about sex or a hard peen. These guys- especially Kyle, have a perma hard on. Meh.

No rating.

Ok read

I don't know if it's just me because I havent really enjoyed a lot of the books I read lately but this was kinda meh. It was pretty low angst but I felt like it was 90% sex and 10% story.

Sweet and fluffy, with a side of lacy kink!

Most books I’ve read featuring manties establish one of the MCs as the mantie wearer, the other MC gets off on seeing his partner in silk, satin, and lace.

Well, here we have a BONUS! There isn’t just one panty wearing MC, but TWO! It’s like manties from heaven!

This was very sweet, next to no angst. One MC experienced an horrific and emotionally scarring outing from his ex. He’s also very shy. When his sexy neighbor tries to ask him out, he stammers out a “no,” too scared to say anything else; too scared to share his secret kink.

The other MC was your typical, hot neighbor who was persistent in chasing his upstairs neighbor. He can also cook. That’s pretty much all we learn about him. It’s a shame, really, because even though I liked him, his lacked of depth resulted in a lack of an extra star from me.

Depth aside (heh heh) there was TONS of lacy sexy times. A lot. Including a dressing room in a department store. That was a nice one.

Lots of sex, lots of manties, lots of love and fluff.

The ending felt a bit rushed, but everyone got their HEA. And we got a little something special in the epilogue.

3.5 - round up to 4.0 stars

Okay, holy moly it took me a month to read this book! It was cute as hell, and I enjoyed the whole thing... Honestly, the pace was a bit slow but that was fine because it worked well with the sweet and soothing nature of the story.

This is an absolutely must read for fans of manties, and first-time-gay stories - it definitely worked for both.

Oh my god this was so much fun to read from start to finish I just loved Kyle and Alex.

Kyle who is so confident and charming turns into a blundering mess when he meets Alex and keeps messing up.

Then there is Alex who has just been outed to his whole community by his devious now ex wife when she try’s to send him to pray the gay away camp.
There first second and even third meeting go’s so wrong you can’t help but laugh.

Thanks to some rainbow apology cookies and a little bit actually a lot t of persistent on kyle’s side we end up with one of the funniest sexiest stories I’ve read in a long while.

This was a seamless collaboration between 2 authors who did a fantastic job. It was a pleasure to read. So if you’re looking for something a little kinky (manties) with lots of steam and a great story look no further.

I received a copy of the book in exchange for an honest opinion.

These guys are bunnies on heat. So. Much. Sex.
Too much.
They masturbate, they shag, they shag in a change room, they shag in a truck, they shag a bit more, and they just keep shagging.
And then apparently they're in love so they shag.
And then they elope and shag.
And then they just keep on shagging. Even in the epilogue.
Don't get me wrong, the first few sex scenes were hot but having one or two every chapter gets in the way of this little thing called, "plot". I got bored and skipped all further sex scenes and then The End. Ooookay.
Sexy romance novels without romance are just porn.

This is a pretty erratic romance in terms of its development of plot and character.

The amount of sex these two (alone and with each other) get up to exhausts me. LOL. There could have been much more plot and character development replacing some of these sex scenes.

I liked exploring the panty kink but the erotic aspect could be in better balance so character development wasn't so in bursts and the plot could make room for more depth.

I liked Kyle and Alex so I enjoyed the book but it could have been refined.

Awe... Kyle and Alex’s story was Cute and Really Hot!
Whew. Panties, and Lace, and Lingerie, and Tons of nonstop Hot Sex, what more could you ask for. I really enjoyed this book and the way the guys came together and formed their relationship, this book was fun to read.

I liked it at first... but then it was just another sex scene every other page and I just ended up skimming over them. It would have been better as a short story or something. Not enough plot and too much smut. So if all you want is smut, go for it. Or just be prepared that you may get bored with it after a bit.

wow ... it is not often that I skip more than 2/3 of a book and it is not often that I skip almost every sex scene.
but seriousely - it could have been really good ... but I was missing depth to the characters, relationship development, adressing the obvious problems ....

this would have been better as a novella with some 90 to 100 pages (can't believe I am saying that)

Can a book be pure and dirty at the same time? Because if there is such a thing, this book is it! It had me fanning myself and going "Aww" in every chapter. It was fun, it was cheeky, it was cute, and more importantly, it had depth. The cover design is gorgeous and eye catching, giving away the secret pleasure the main characters love to indulge in, without spoiling any of the fun. I really liked all the characters in the story, both Kyle and Alex are swoon worthy, and the female leads were big-hearted and relatable, with the exception of the Hanford evil witch. Our story begins with Alex, who has discovered a couple of very important things about himself and, at twenty-two, has undergone a very traumatic, life-altering experience that has caused him to move away from his hometown, and is now living in the same building as Kyle. Alex has noticed the gorgeous food truck owner that lives directly downstairs from his place, but since his last relationship crashed and burned in a rather spectacular manner, he is keeping to himself and keeps shutting down any attempt Kyle makes at a connection. But serendipity and some boundary-crossing curiosity save the day, and Kyle and Alex find that they have quite a lot in common. Hotness ensues, and it is blistering! Every page is dripping with their intense chemistry, and the development of their relationship is genuinely organic. I found great joy in witnessing how Kyle and Alex discover and recognize that they are soulmates, even as they mess up and try again, and how beautifully moving it is to meet the perfect person that absolutely accepts you as a whole, and not just the parts that fulfill a need. Both Alex and Kyle are very young, only twenty-two and twenty-three, but Alex has experienced quite a lot for his age and yet has a sweet, somewhat innocently pure personality that couldn't help but capture Kyle's attention and heart. I found both men's emotions to be pure and genuine, even as they were tearing up the blankets with their crazy passion. There was quite a lot of humor in the book, which I always enjoy, like the funny chapter titles, and Kyle and Valentina's banter, and who doesn't love a cookie recipe? I highly recommend this book, and will now try to get over the book hangover, with some rainbow cookies.

I was surprised that I loved this book, I’m pretty vanilla so I don’t usually like kinks but this was one as sweet and hot. My fave combo!

4.5 kinky little stars

Oh what a great recommendation this book was. Dirty and sexy and really hot but with a good story and characters you could call in love with.

But the prologue....oh god. I wanted to reach inside, grab Theresa by the throat and shake her. What a total b*tch! How you can do something like that to someone you claim to love is beyond me. Thank God Alex got away.

I love, love, loved Kyle's pursuit of Alex though. It was so sweet. And Alex's awkwardness was endearing. I really liked them together. Loved Kyle's sister Tina and Alex's bff Willow too.

It’s cute and a fluffy story, a light and easy read, maybe a bit too long. the MCs was cool and funny. The manties kink was awesome but over the top.
I didn’t enjoyed it that much but it was okay, I was in the mood to read a stupid funny “romance” anyway :D
No drama, no angst just sex, sex and sex. I liked it, well it wasn’t hot and too much, especially the jerking off in the first chapters and coming more than once in less than a minute every time they had sex (which is 24/7) Worse then rabbits, they are like 2 horny teenagers who just discovered the wonder of having a dick.

They writing is not good and there mistakes, missing words and things that didn’t make sense like when Alex said to Kyle after making out with him the first time that he’s never been with a man before, he’s an ass virgin and then nearly in the end when Kyle found out that Alex was married to a woman he was shocked. Anyway it’s a light, funny but kinda boring read.

2☆

I just can't with this story!

These Mc's with their 24/7 hard On's and
constant masturbating and having sex all the time
Sometimes there is just too much sexy times in a story
I just needed more story instead of all the sex scenes
So this one was just not for me...

All the stars!!

So.. let me start by saying I was ridiculously excited for this book from the second Kate Hawthorne and EM Denning announced it. Like.. ridiculously. I started it the very second it hit my kindle and WOW, I was not disappointed!! This book is one sexy ride, but it is also so sweet and romantic and funny. And.. did I mention it was sexy? Let me be a little more clear about that: I'm talking panty-wetting, expecting-steam-to-start-coming-off-the-screen, need-a-cold-shower-more-than-once-while-reading kind of hot. Or maybe that's just me...

Alex and Kyle's relationship is so sweet and loving, after a rather, er.. rocky start. Alex is a young man in the process of starting over on his own in Los Angeles after leaving his wife (and with good reason - what a horrible woman). He is coming to terms with parts of himself he had not been able to explore before and determined to live his life authentically. However, he is extremely shy and a bit naïve, so things aren't going quite as planned. He is also afraid he will never find anyone who would accept him for who he really is - a bisexual man with a lingerie kink.

Enter Kyle.. an out and proud gay man with quite a talent for cooking and baking and lives in the apartment below Alex.. and who just so happens to share the same kink. Kyle wants Alex from the second he sees him, but things don't quite go as planned there either. The two men have quite a rough start, and I admit I wanted to slap some sense into Alex a few times. But once their relationship begins, it is wonderful. They are absolutely adorable and loving.. and their chemistry is off the charts and utterly combustible. And that epilogue? Holy hell. Perfection.

Irreplaceable is a well-balanced mix of romance and steam with some sex crepes, rainbow guilt cookies, and lace thrown in - and you know you want to read it to find out what the heck that means. Kyle's sister and Alex's best friend bring quite a bit of humor to the story as well. The authors do a fantastic job of integrating Kyle and Alex's mutual love of all things lace and satin and beautiful into their relationship, and the result is a book that will melt your kindle as well as your heart. I am a big fan of each author's work individually and am thrilled to say that this book is written so seamlessly it sounds like one collective voice rather than two individual styles. I sincerely hope to see them collaborate on more works in the future.

Damn.....What can I say...Who doesn't love men in sexy lacy underwear.....Alex is starting out fresh after being found out for his underwear fetish and being Bisexual....and Kyle lives below him and has the same underwear fetish...And oh boy when these two get together THEY.ARE.HOT...Seriously, this will have your kindle going out for a smoke afterwards....I'm not giving anything away, there's a couple of heart in mouth moments but quickly and perfectly dealt with...The secondary characters Tina and Willow are amazing...both great in their own way...I absolutely loved this and these two authors are quickly becoming firm favourites x
