Make sure you include a hefty penalty clause in the contract so that if the film/tv series is not produced they are forced to pay very punitive amount for not following through.
I have heard of authors selling the film/tv rights to their books only to have nothing come of it, because the buyer was only interested in it as a possible re-sale at a higher price. They never had any intention of making a film or tv series.
