What's the Name of That Book??? discussion

The book starts with a lady sitting at a table in a coffee shop. Gorgeous guy comes in, they lock eyes. Turns out he is very wealthy, family owns half the town. She leaves and trips and everything goes flying, he helps. As she walks away she almost gets hit by a bus or car and he saves her. He has a twisted family, she digs in gets all the details, still falls in love, but before that can happen a major event takes place at the end and that is how it stops. Please please help me find the name of the book and author.
