What's the Name of That Book??? discussion

Hey guys!

I remember reading a book a while back, and must have deleted the PDF, so I'm gonna need some help. The book is about a young woman, who has blonde hair and blue eyes (sorry if this is weirdly specific) and is some sort of crime scene investigator/grave digging historian? I believe that she helps out with cold cases or something along those lines. Anyways, she can see ghosts. And also writes a blog about her findings, I believe, too!

I know in the first book she heads off to what I believe is South Carolina, and meets this cop who she falls in love with, all the while trying to solve some type of murder. I know that he was married previously, and that in the book the spirit of the wife actually comes back/the protagonist sees her, and she is pissed that her husband found someone else. I know there are a few elements of voodoo mentioned in there as well.

I also know that the second book takes place on this little island where a lot of the townspeople are all part of the same family, and there was a huge fire in which the patriarch of said rich family died?

I know this is all weirdly specific, but I remember the book pretty vividly, I just can't for the life of me remember the name or author, and trying to google it has proven difficult.
