What's the Name of That Book??? discussion

Trying to recall the title of a YA book I read in the 90s

It takes place on an island.

The main characters is a girl who lives on the island and is a bit scornful of the tourist who arrives there each summer.

The other main character is a boy from the mainland whose family owned a big mansion on the island in the edwardian era.

The family hasnt set foot on the island since the boys great-aunt drowned there one tragic summer as as young girl.

The great-aunt was best friends/in love with the island-girl great uncle (who comitted suicide) after learning of his friends death. His ghosts appear to one of the main characters and tells them to find a treasure that the great-aunt hid on the island.

They used to hide stuff from each other and then give the other clues to where it could be. But since the great aunt died the treasure couldnt be retrieved.

There is also some bad guys after the treasure.

I used to own this book...but it got lost. :/
